Livingston is in West Lothian in Scotland just 15 miles from Edinburgh and largely built since 1962 around a collection of small villages.
With two railway stations, the town is linked to both Glasgow and Edinburgh by rail and to the rest of Scotland and England by the M8. An extensive bus service operates in the local area as well as to the above-mentioned cities. Livingston is just under seven miles from Edinburgh Airport and just under 40 miles from Glasgow Airport both offering international travel.
With its proximity to the main city areas nearby, Livingston has a wide choice of shopping and leisure facilities both in the town itself and further afield. There are a number of primary schools and four secondary schools as well as four schools specifically catering for those with special needs.
Extensive terraced housing exists in the area due the relatively recent development of the housing stock. In the original villages some established more rural accommodation still exists but property is still predominately 1960s in style and construction. The proximity to both Glasgow and Edinburgh makes rental property popular and there are many opportunities for buy-to-let.
